  • What utilities are included with each lot?

    Each lot will be served with:
    Culinary water (for all indoor and outdoor use)
    Sewer (gravity sewer or low-pressure sewer; see system disclaimer*)
    Land drain (service lateral connected to the subdivision system; homebuilders may connect footing perimeter/French drains)
    Power
    Gas
    Telecommunications (Fiberwave & Comcast)

  • What are the lot sizes?

    All Lots are a minimum of 0.45-acres (20,000 square feet) ranging up to 2.393-acres (104,226 square feet).

  • Are there design standards for architecture and landscaping?

    Yes, see the Declaration (Section 8) and the Design Guidelines for guidelines and process. There is currently no fee for submission of plans to the Design Review Committee.

  • What amenities and buildings can I build on my lot?

    Lots are intended for use as single-family dwelling, but may also include typical residential amenities such as a family swimming pool and any other amenities or accessory dwelling structures allowed under the applicable County codes and regulations. Lots are not for commercial use without review and approval by the appropriate Town department and by the HOA.

  • Is there a reinvestment fee/covenant fee?

    Yes. Pursuant to Section 5.12 of the Declaration, the Notice of Reinvestment Fee Covenant has been recorded. The amount of the reinvestment fee is currently $2,500, which may be later amended by the HOA.

  • Will there be any fencing or monuments in THE RANGE provided by the Developer?

    Fencing will be provided only on the eastern side of the site along Trapper's Loop. The Developer will also provide a monument sign upon entry into THE RANGE.

  • Are there any special sewer system requirements for certain lots?

    Yes, lots 112–119 are designated as Low-Pressure Sewer System Lots. Each of these homes will require an individual low-pressure grinder pump. Please refer to the plat notes for details.
