Summer Incentive

Interest Rate Buy Down

Cole West North, LLC (Cole West), through its related entities, is offering a preferred lender incentive resulting in an initial interest rate as low as 3.75% in year one, 4.75% in year two through a 2/1 temporary rate buy-down. This is based on a starting note rate of 5.75% (APR 6.103%) and a principal and interest payment of $3,322.57. The incentive is made possible with a contribution from Utah First Credit Union toward the buy-down cost. Example scenario: $590,000 purchase price, $569,350 base loan amount, 3.5% down payment, minimum 580 credit score, 30-year fixed FHA loan. Rates as of 9/4/2025 and subject to change without notice. Not all borrowers will qualify. In a 2/1 buy-down scenario, the interest rate is 2% lower than the note rate in year one, 1% lower in year two, and reverts to the full rate for the remainder of the loan term. CRA Incentive

Community Reinvestment Act (“CRA”) financing options are only available at theMONROE and only through select lenders for a limited time. CRA financing options are exclusive of any other incentive or promotion. 

Subordinate financing is limited to only the approved programs listed on the Utah Down Payment Assistance and Mortgage Credit Certificate Approval Status Grid.

Closing Cost Assistance (“CCA”). Maximum CCA is Three Thousand Dollars ($3,000).
